There are various risks faced by employer and consultant firms in construction projects. Each project contains different types of risks and therefore a robust method is needed for risk assessment during the lifecycle of a project. Increasing use of BIM also poses new risks to employer and consultant parties. These risks may require adaptation of the existing legal frameworks as well as the change of contractual structure in BIM projects. The aim of this study is to identify and compare the risks faced by consultant and employer firms in traditional design and BIM projects. Surveys were conducted with the experts and managers working in traditional design and BIM projects. The surveys were analyzed by risk matrix evaluation, impact-frequency analysis, and the change of risks in the traditional design-BIM transition was observed. The findings reveal that new types of risks arise during the transition from traditional design to BIM, and the impact and likelihood of the risks change significantly. The results can help consultants and employers to act proactively by being aware of the risks in the transition from traditional design to BIM and include the necessary mitigation mechanisms in the contracts.
